HUD homes bidding: Most Realtors will charge a commission of up to 5% of the purchase price on a HUD home, and include the commission in the offer made to HUD. Since HUD uses a “net-paid-to-HUD” calculation to determine the winning bid, including a huge commission raises the price the Buyer pays for the home, lowers the “net-paid-to-HUD”, and reduces the Buyers’ chance of having a winning bid.
Trustee Sale bids:
Most Realtors will charge a bidding fee of $3,000 or more to bid for a Client, PLUS a 3% Listing fee for the resale.
We do things differently.
For both HUD bids and Trustee sale bids, we charge a low flat-fee of $2,500.00, of which $1,000.00 is deposited when the bid is submitted and earned upon receipt of winning bid notification. The remaining $1,500.00 on a Trustee sale is paid the next business day, when the balance of the purchase price is paid. The remaining $1,500.00 on a HUD bid is included in the bid and paid at the closing, Buy Arizona Realty agrees to list the home at any time in the future for just 1% Listing Broker commission. This would amount to a savings of $4,000.00 on a $200,000.00 home.*
